Karrinyup Shopping Centre Redevelopment

The Karrinyup Shopping Centre Redevelopment is a $600M site-wide redevelopment incorporating extensive new retail space, food and beverages outlets, commercial space and a cinema complex. 

Steens Gray & Kelly provided mechanical engineering and design services to cater for the significant expanded centre and the staging requirements that come with keeping the existing centre trading. A new secondary central plant was added to provide cooling & heating energy for the various significant air handling systems serving the new malls, mini-majors and specialty tenancies.

 

Smoke control systems are also provided throughout the malls, mini-majors and majors to permit the safe evacuation of the building occupants in the unlikely event of a fire. Working alongside Multiplex and CMS Engineering, our design team was proactive in the timely resolution of the ongoing changes required to suit the projects leasing advancements.

Toyota Head Office

The WA Head Office for Toyota is comprised of a two storey building with administration, reception, conference utility & amenity areas. The building is the first 5 star Greenstar building in WA outside of the Perth CBD. Roxby Architects also won the coveted Australian Institute of Architects WA Architecture Awards, George Temple Poole Award, for its work on the building.

Steens Gray & Kelly were a key contributor to the building achieving its Greenstar rating, as well as supporting the architectural team in its aesthetic vision. Key mechanical design features included:

  • The use of heat recovery ventilators on the ducted split air conditioning units

  • The use of natural ventilation through public areas of the building to make use of adventitious climatic conditions which is predicted to provide a comfortable interior environment for 60 per cent of the year without air-conditioning.

  • An interactive learning display in the foyer to highlight building performance. This aligns with the project aspiration to be a leader in sustainability and also acts as a means for the Client to manage consumption in an ongoing basis.
